OUTLINES OF SERVICES INCLUDING FEES

BASIC LET ONLY SERVICE
Beaumont Gibbs will find, reference and assist with the move in of the Tenants into the property. The Landlord will make his / her own arrangements in regard to lodging the security deposit with a reputable scheme. Our fee will be 4 weeks rent including VAT for a 6 month tenancy, 5 weeks rent including VAT for a 12 month tenancy, or 6 weeks rent including VAT for a 12+ month tenancy. Our standard Tenancy Agreement fee of £72.00 including VAT will also be charged.

BRONZE SERVICE DEPOSIT LODGED WITH DPS
As per the BASIC LET ONLY SERVICE, and Beaumont Gibbs will lodge the security deposit with the DPS for a fee of £80.00 including VAT. The deposit is then protected until the tenant(s) vacate the property. Our standard Tenancy Agreement fee of £72.00 including VAT will also be charged.

SILVER RENT COLLECTER SERVICE
As per the BRONZE SERVICE, and Beaumont Gibbs will also collect the monthly rent from the tenant(s) via a monthly standing order, lodge the security deposit with the DPS for a fee of £66.00 including VAT and serve any relevant notices to the tenant(s). Our fee is 12% per calendar month including VAT. There is no finders fee on this service, as long as the contract is a minimum of 12 months. If the property is let on a 6 month term, then our finders fee will be £600.00 including VAT, on top of our rent collector fee of 12%. Our standard Tenancy Agreement fee of £72.00 including VAT will also be charged.

GOLD (UK) FULL UK MANAGEMENT
As per the SILVER SERVICE, and providing that the Landlord has an inventory, Beaumont Gibbs will carry out 3 interim reports, for the first year only, on months 3, 6 and 9 (any further interim reports will be subject to a fee), lodge the security deposit with the DPS, deal with all maintenance issues, serve any relevant notices to the tenant(s) and conduct a check out at the end of the tenancy. Our fee is 15.6% per calendar month including VAT based on a 12 month let. If a 6 month let is agreed, then we will charge an additional fee of £600.00 including VAT on top of our management fee of 15.6%. Please note we offer 3 free interim reports for the first 12 months if an inventory is requested, if an inventory is not requested then this will not apply. Our standard Tenancy Agreement fee of £72.00 including VAT will also be charged.

GOLD (OVERSEAS) FULL OVERSEAS MANAGEMENT
As per the GOLD (UK) FULL UK MANGEMENT, and Beaumont Gibbs will also advise Landlords on the Inland Revenue’s Non-Resident Landlords Scheme and answer any enquiries from the Inland Revenue and lodge the security deposit with the DPS. Our fee is 15.6% per calendar month including VAT based on a 12 month let. If a 6 month let is agreed, then we will charge an additional £600.00 including VAT on top of our 15.6% overseas management fee. Please note we offer 3 free interim reports for the first 12 months if an inventory is requested, if an inventory is not requested then this will not apply. Our standard Tenancy Agreement fee of £72.00 including VAT will also be charged.
